Only Two of Six Alford Property Sales Disclosed a Price This Month

ALFORD -- Six properties changed hands in Alford over the past month, but only two of the deeds disclosed a sale price, leaving most of the period's market activity without public pricing data.

MARKET OVERVIEW Six sales were recorded in Alford between June 26 and July 25. Of those, two carried a disclosed sale price: $250,000 for a home at 275 East St and $792,000 for a property at 137 East Rd. Based on those two figures, the median sale price was $521,000. With four of the six deeds omitting a price, the raw count of six transactions is difficult to characterize as active or quiet without more complete pricing data.

TOP SALES 137 East Rd sold for $792,000 on July 10, the highest disclosed price of the period. Sellers Christopher K. Clemans and Marya Spence transferred the property to buyers listed as Ben F. Bunyard and Frederick David Runyan, both identified as trustees.

275 East St sold for $250,000 on July 22. Sellers Louise Alexis Feldman and Claude Joseph Borenzweig transferred the property to Greylock Federal Credit Union.

The remaining four sales recorded in the period -- at 30 West Rd, 0 Crooked Hill Rd, 138 East Rd and 121 Green River Rd -- did not disclose a sale price in the deed, so they cannot be ranked among the top sales.

NEIGHBORHOOD BREAKDOWN Three of the six sales occurred on East Road or East Street: 137 East Rd ($792,000), 138 East Rd (price not disclosed) and 275 East St ($250,000). The two East Road properties, 137 and 138, sold on the same day, July 10, with Clemans and Spence listed as sellers on both, though only one of the two transfers disclosed a price. The other three sales were scattered across separate roads -- 30 West Rd, 0 Crooked Hill Rd and 121 Green River Rd -- with no other street-level clustering evident in this period's data.

By price tier, based only on the two disclosed figures, one sale fell under $500,000 (275 East St, $250,000) and one exceeded $500,000 (137 East Rd, $792,000). The pricing of the other four sales is unknown.

MARKET NOTES The six transfers included a mix of buyer types. One sale, 275 East St, went to Greylock Federal Credit Union rather than an individual buyer. Another, 0 Crooked Hill Rd, was sold by Mahican Meadow Trio LLC to the Alford Town Clerk. A third, 137 East Rd, went to buyers identified as trustees. Beds, baths and square footage are not available from deed records for any of the six properties, so no price-per-square-foot comparisons can be made this period.
